The Cottage (Mia Mia) Accessible Accommodation caters to the highest mobility needs, just 90 minutes from Melbourne CBD. Set amongst grape vines and wandering sheep, The Cottage is a brand new dwelling in a beautiful country location, with views to the rolling hills. It is perfect for a couple or an individual seeking a quiet retreat away from the hustle and bustle of city life, as well as for those looking for a relaxing stay or respite. This home features 2 bedrooms and accommodates up to 4 people. Both rooms have window frontage with stunning views overlooking the vineyard and the working farm beyond.
Main bedroom – king size bed with super king-sized doona (can be split into two long-single beds), ensuite, wall mounted TV, ceiling tracking weighted to 220kg and hoist weighted to 150kg.
Bedroom 2/carers room – king single hi/lo adjustable bed, with electric handheld controller and pressure mattress. This bed can be situated in the main bedroom or in the adjoining bedroom/carers room. This bed is an Eurocare Floorline Bed. This bedroom features a wall mounted TV, Manual portable hoist is also on-site.
There is a sofa bed (single) in living room.

The open-plan living area features large windows overlooking the farm, a wall-mounted TV, a comfortable seating area, and a dining table. The kitchen area is well-equipped with an oven, Uccello tipper kettle, microwave, coffee machine, accessible chopping board, grip pads, fridge/freezer, dishwasher, and a supply of coffee, tea, sugar, and milk.
Accessible features of this home include ceiling tracking and hoist, manual hoist, step-free access, wide doorways, accessible oven with side-hinged door, over-toilet seat, accessible dishwasher drawer and non-slip vinyl throughout. Additional equipment can be installed by arrangement.
Bedrooms and living areas have two layers of blinds: one to provide privacy while allowing light in, and the second layer to block out all light. IV pole is available if required.
There are two accessible bathrooms - the main bathroom and the ensuite:
Main bathroom – step-free walk-in shower, accessible wash basin, toilet, ceiling tracking, grab rails, over toilet seat, shower chair, extra long shower hose,
Ensuite – step-free walk-in shower, accessible wash basin, toilet, over toilet seat, and shower chair. The trolley available can be used for convenient access to hygiene and continence products.
Both bathrooms have 900mm wide doorways, R12 rated slip-resistant flooring as well as personal hygiene products such as shampoo/conditioner, body lotion, body wash, toothpaste and toothbrush, sunscreen 50+, hair dryer, and towels.
The kitchen offers many accessible features, such as an under-bench side-hinge oven, an under-bench dishwasher drawer, an induction cooktop, accessible range hood switches, accessible sinks, and bench tops. Herbal and traditional tea, coffee pod machine, instant coffee, milo, sugar, also dairy and non-dairy milk are available as well as a Uccello tipper kettle and grip pads. Absorbent chair pads and absorbent bed under-sheet pads are available for your comfort.
The living space is open plan with a wall of glass doors to access the panoramic views. There are games, tableware, an emergency sewing kit, free wi-fi and a large wall-mounted TV.
The carport is wheelchair-accessible and can fit a wheelchair accessible van, and offers direct access into the accommodation. There is additional parking for up to 3 vehicles.
The laundry offers you a front-loading washing machine, a front-loading heat-pump dryer, an accessible sink and washing products. There is also a robotic vacuum & a standard vacuum, and if required, cleaning and washing products. Additionally, there is a 4-person picnic basket and waterproof backed blanket as well as portable ramps for your use.
Your year-round comfort is guaranteed with split-system air-conditioning in the main bedroom and living areas.
Entry to the farm is a fully accessible automated front gate and a fully fenced yard to keep the lambs out. As this is a working farm, people will occasionally be in the vineyard picking or pruning the vines. You may also see native wildlife from the lounge room windows, the sounds of farm dogs or young lambs following their mothers around the paddock.
The Cottage is situated within a functioning farm, so unfortunately, guests are not permitted to roam the paddocks.
For your peace of mind, all equipment is tested and tagged, and serviced on an annual basis. The Cottage has two fire extinguishers, a fire blanket, an emergency evacuation plan, and a first aid kit including an ice pack. The Cottage has a backup independent power supply. In the event of a power outage, the backup generator will self-start and provide full power to The Cottage. On-site is a very large rainwater tank that supplies all water requirements.
It may be possible to use your NDIS/TAC or other government funding to pay for this accommodation. Please consult with your case manager or support coordinator for additional guidance. Payment for accommodation can be made after your stay through your Plan Manager. However, we require written confirmation from your Plan Manager that you meet STA requirements and have the necessary funding to support your stay. We require a letter of recommendation from an allied health professional, a letter of support from the family, and, after your stay, the owner can provide outcome reporting. Cancellation Policy for The Cottage

1. Introduction
This cancellation policy outlines the terms and conditions applicable to all bookings made at The Cottage, which is operated by Granahlee Services Pty Ltd. This policy is designed to provide clarity and transparency around cancellations and applicable fees, in accordance with Victorian laws.
2. Cancellation by Guest
• Notice of Cancellation: Cancellations must be made in writing
• Cancellation Periods:
o If the cancellation is made more than 14 days before the commencement of the booking, a full refund will be issued, minus a processing fee of 10% of the total booking price.
o If the cancellation is made between 7 to 13 days before the check-in date, a refund of 50% of the total booking price will be issued.
o Cancellations made less than 7 days before the check-in date will not be eligible for a refund.
3. Cancellation by Granahlee Services Pty Ltd
In the unlikely event that Granahlee Services Pty Ltd is required to cancel a booking, guests will be informed as soon as possible. In this case, a full refund will be issued.
4. Changes to Bookings
Any requests to modify existing bookings (e.g., changes in dates or guest numbers) must be submitted in writing. Changes are subject to availability and may incur fees or price adjustments.
5. No-Shows
Guests who fail to check in on the agreed date without prior cancellation will be considered “no-shows” and will forfeit the entire amount paid for the booking.
6. Responsibilities of Guests
Guests are advised to take out appropriate travel insurance to cover any unexpected changes or cancellations.
7. Governing Law
This cancellation policy is governed by the laws of Victoria, Australia. Any disputes arising from this policy will be handled in accordance with the relevant Victorian consumer laws.
8. Policy Review
Granahlee Services Pty Ltd reserves the right to modify this cancellation policy at any time.
Guests will be informed of any significant changes to this policy via email or our website.
