Kia Ora Safety Beach Accessible Accommodation is a thoughtfully renovated, stylish holiday home designed with accessibility at its heart, including four ceiling hoists (two bedrooms and two living rooms), as well as a commode in a beautiful accessible bathroom. Just three blocks from the beach and local shops on the Mornington Peninsula, this four-bedroom retreat comfortably sleeps up to ten guests and offers both comfort and practicality. Exclusive to Accessible Accommodation.
The minimum stay is 3 nights. Pricing is set up to benefit small to large groups. Base pricing is for up to 4 guests. An additional $30 per person per night. All bed linen and towels are provided for the stay.

Assistance Dogs: This property is not pet-friendly, but your assistance dog is most welcome, just not on the furniture or beds (if you need to sleep with your dog, please bring your own bedding and linen). All dogs must be registered as assistance dogs, and a registration number must be provided at the time of booking.
Accessibility and Comfort
Step-free access begins at the automatic sliding gate, leading to a double carport and undercover entry straight to the front door. Inside, the front two bedrooms are equipped with H-style ceiling hoists, enabling hoisting from any location within the room. The main bedroom includes an ensuite with a roll-in shower, fold-down shower seat, shower commode, grab rails, heated towel rail, and roll-under vanity.
Two spacious open-plan living areas each feature ample seating, LED TVs, and ceiling track hoists for complete accessibility. An additional sofa bed in the entertainment room provides extra sleeping space.
Registered service animals are welcome with certification paperwork (BYO bed and bowls required within 24 hours of booking). Please note: pets are not permitted.
Family-Friendly and Considered
Exclusively available through Accessible Accommodation, Kia Ora is owned by a family whose son lives with a disability. Every detail reflects their personal understanding of mobility needs—including a later 11 am checkout (and 3 pm check-in) to make mornings more relaxed for guests requiring extra time.

Please note: there is a foam mattress on the the elctric hi-lo bed. If a pressure care mattress or air mattress is required then you will need to hire them. Our booking team can assist with arrangements if you contact them.
Modern Amenities
The kitchen is fully equipped with a dishwasher, induction cooktop, oven, microwave, fridge, coffee machine, and under-sink water filter. A new laundry with a front-loader washing machine and condenser dryer makes longer stays easy. milk, muesli, cereal, tea and coffee (pods) are provided.
Two further bedrooms are located at the rear of the house, alongside a separate bathroom and toilet. Every bedroom and the kitchen are fitted with USB-A and USB-C charging ports, dimmer lights, and individual climate control via a reverse-cycle ducted air conditioning system.
Outdoor Living
At the front of the home, a level pathway leads to an outdoor entertaining area with a BBQ, sink, and six six-seater tables—perfect for family gatherings.
Accessible Activities in and around Kia Ora Safety Beach Accessible Accommodation
10-minute walk to the beach with flat paths. An accessible ramp from the car park to the beach is currently under construction. From the Arthur's Seat Eagle Cable Car to the Peninsula Hot Springs to wineries with step-free entry and scenic parks with wheelchair-friendly paths.
Arthur's Seat also has a Changing Places toilet located at the base station.

Alba Thermal Springs and Spa in Fingal is wheelchair accessible with hoist provisions! All buildings and pathways are wheelchair accessible as are several of their pools. Wheelchairs are available for loan from the reception desk. Four pools have the provision for a hoist with a sling, including one private pool on The Terrace. Accessible parking, and accessible changerooms and toilets. Alba offers complimentary access to the property for carers supporting a guest with a Companion Card. The Pelican Pool Hoist, now operational across five spas at Alba Thermal Springs & Spa, is a game-changer for guests with mobility challenges. This innovative hoist provides a safe and comfortable means for individuals to access the water, reinforcing the spa’s commitment to offering an inclusive experience.

Cancellation policy
Booking Conditions and Cancellations: All reservations require full payment prior to any stay. Full payment can be made at time of booking or we are happy to do deposit and payment plans on all bookings. Please get in touch if you prefer this option. Bookings become non-refundable 90 days from check in although they are transferrable to alternative dates at the same property. New dates booked must be of equal or higher monetary value. For changes made to bookings within 7 days of check in a cancellation fee of 100% of the booking cost will be charged. We do not offer refunds or reschedule bookings due to weather events, traffic delays or natural disasters. You are encouraged to take out travel insurance to cover such events. No refunds will be given for late arrivals, early departures or unused days of your holiday rental period. Any changes or cancellations must be made via email to bookings@theaccessiblegroup.com
Damages & Repairs:
You will be charged at cost to repair or replace items if there is malicious, deliberate, or negligent damage to the property. You become financially responsible for any and all damage and loss to the property and its contents from the date and time you check in, to the date and time you check out. To avoid blame, you are required to immediately notify us if anything is amiss when you arrive at the property.
Cleaning:
The house will be cleaned prior to your arrival. Please keep it clean and leave it how you found it including furniture placement, if excessive cleaning is required over and above a standard clean upon your departure, you will be charged the cost.
Smoking:
No smoking inside the property under any circumstances If you need to smoke, please do so away from the property doors to ensure that the smoke does not enter. If evidence of smoking inside the property is detected, you will be charged for steam cleaning of rugs, lounge suites and furniture, laundering of all soft furnishing and linen, plus replacement of linen where necessary.
No Party Policy:
We have a strict ‘no party’ policy. Only the guests staying at the property are permitted to be present. If there is, or is evidence of a party/function, you will be asked to vacate the property and charged for any non-standard cleaning and damages to the property.
